We are pleased that the SDAB ruled in our favour, and McDonald’s appeal was refused. The Drive-through has been stopped.
We continue to await a decision from the SDAB on the proposed Drive-through in Lakeview.
It was another long day (afternoon) at the SDAB on October 27th, as the appeal hearing for the proposed McDonald’s Drive-through concluded. The SDAB Board announced last night after the hearing that they would deliberate and deliver their decision on another day. We do not know the timing of their decision. Anyone who attended either hearing (October 13 or 27) and who put their name/email address on the sign-in sheet, will be contacted via email by the SDAB when the date is scheduled for the decision to be read.
And now we patiently and respectfully await their decision.

October 12The Lakeview Community Association of southwest Calgary needs your help fighting a proposal by McDonald's for a drive-through restaurant at Lakeview Plaza. Lakeview residents have told the association loudly and clearly that the community cannot accommodate the traffic a drive-through restaurant would generate. There are many preferable locations in the city for such a restaurant. Traffic studies, planners and legal advice all cost money. Your funds will help offset our costs. On July 4, IBI (on behalf of McDonald’s) filed an appeal with the SDAB (development appeals board). A hearing date will be scheduled within the next 30 days and we will have more information towards the end of this week as to that timing and how residents can get involved. Stay tuned!
On June 23 the City advised the Lakeview Community Association that they have refused McDonald’s development permit for a drive-through restaurant in Lakeview. McDonald’s has 14 calendar days in which to appeal this refusal.
We will continue to keep residents informed of any changes and updates.
McDonald’s/IBI submitted revised plans to the City on May 31, 2016. Those plans are now being reviewed by the City, and we are told that a decision will be made shortly. The Drive-through Committee continues to work closely with the City and has reviewed the revised plans.
The City had asked McDonald’s to relocate the drive-through to the west side of the proposed restaurant. McDonald’s has responded in their plans that they will not be relocating the drive-through, but rather the new plans include a wall to be built around the drive-through. This wall would be 8.2ft high, 131.2ft long (along Crowchild Trail) and 68.9ft long (along 63rd Avenue). Our opposition continues to be directed at the Drive-through, and with or without a wall, the enormity of this proposed development would significantly, and we feel negatively, alter the landscape of the Plaza and surrounding roadways.

We still anticipate, regardless of the decision made by the City, that the decision will be appealed.

McDonald’s submitted revised plans to the City on May 31, 2016. The City will now review these plans and make a decision on Development Permit 2015-5328 (proposed McDonald’s drive-through restaurant in Lakeview). This decision could happen any time within the next 2 to 4 weeks. We will continue to ready ourselves for the appeal process, should the Development Permit be approved.

The Drive-through Committee has been advised by the City that McDonald’s/IBI has requested an extension on their “Prior to Decision Requirements” submission date. Originally they were asked by the City to submit revised plans (as per the last update) by May 9, 2016. McDonald’s/IBI has requested that date be extended to May 31, 2016, which the City has approved. We will have a better idea of their revised plans later this month. These plans are of great interest to us and will be reviewed in detail as soon as they are submitted to the City.
Please know the Drive-through Committee, working on behalf of the LCA, continues to be dedicated to this initiative. We are staying up-to-date on new developments with the City/IBI, and reviewing our appeal options/initiatives.

What’s new with opposition to the Drive-through in Lakeview?
McDonald’s has been asked by the City to modify their Development Permit plans, in several areas, to ensure bylaw compliance and neighbourhood usability. Such areas include lighting, landscaping, traffic, parking, building modifications, drive-through location and addressing resident concerns. McDonald’s has until May 9th to provide updated plans. Please keep in mind, revised plans could be received any day, and that May 9th is the deadline. Upon receiving and reviewing revised plans, the City will then make a ruling on the Development Permit.
The Drive-through Committee communicates with the City on a regular basis to see if there are any updates.
We are optimistic about the outcome.
The Drive-through Committee’s current initiatives include preparation for the next steps – the Appeals Board (known as the SDAB). As mentioned in the past, if the City approves the Development Permit, Lakeview will appeal the decision. If the City does NOT approve the Development Permit, it will be McDonald’s decision to appeal, or not. Either way, we are ready.

Updates from the Drive-through committee on the Proposed Drive-through in Lakeview, Development Permit #2015-5328:
- The Development Permit is still being reviewed by the City, and a decision has not yet been made. Just because a Development Permit has been applied for, does not mean it is approved. As we await a decision from the City, please remember, it is not a done deal!
- Since the last update, a large group of dedicated residents have been gathering additional signatures on the petition that opposed the Drive-through. To date we now have over 2,460 signatures, all of which have been submitted to the City.
- We have received the verbal and written support of Councillor Brian Pincott on this matter; a letter from Councillor Pincott was sent to the City File Manager outlining his concerns.
- The Lakeview Development Committee, after reviewing the development permit, has submitted their report to the City Planning Department, encouraging that the development permit as presented be refused.
We continue to communicate frequently and proactively with the City on this matter, and the timeframe for a decision is unknown at this time. Please note that the City’s initial decision is likely to be appealed by either side, so this battle is far from over.
If you are concerned about the proposal of a drive-through in Lakeview, here is what you can do:
- If you have not already done so, sign the petition, located at the Lakeview Community Association office, 6110-34th Street.
- Write to Mayor Nenshi, TheMayor@calgary.ca, copy your letter to email@example.com, including your home address so they can see you are a resident.
We will notify residents as soon as we hear if the development permit is approved or declined, but if you would like to keep on top of this, please check every Thursday edition of the Calgary Herald, where the City advertises all approved development permits.
It needs to be noted that not all residents of Lakeview share these views. The majority of residents do. All views on this matter are important and deserve to be heard.

On December 22, 2015, McDonald’s Canada filed a Development Permit Application (DP2015-5328) with the City of Calgary to build a McDonald’s with a drive through at the intersection of 63rd Avenue SW and Crowchild Trail SW (site of the former Shell station).
By direction of the Lakeview Community Association (LCA), a working group was formed to assist residents who oppose this development. To date the committee has worked on many initiatives, including:

If you haven’t already done so, please sign the petition opposing a drive-through at this location. We are able to re-submit the petition with as many signatures as possible. Our goal is 3,000 signatures by January 20, 2016. The petition can be found at the Lakeview Community Association office, 6110-34th Street. Alternatively, you may contact Jo-Ann Pawliw at (403) 462-3348 and she will make arrangements for you to sign.

If emailing your concerns, it is always helpful to ensure your concerns are specific, such as addressing increased traffic, traffic congestion in/out of Lakeview, Plaza traffic/parking, noise from the 24 hour speaker system, visual concerns, safety concerns, odor, litter, and the overall size of the project based on the property size. Whatever your concerns, our File Manager Mr. Webster, wants to hear from you.
A letter (paraphrased) that was submitted to the City from a concerned resident who agreed to share their concerns with the community:
We have been residing in the house at the above address for 40 years and our family grew up here. In all those years since we bought our house big changes happened in our community. At the time when we bought our house there were no significant issues regarding house location. No busy traffic, no noise and smog pollution. The first change was a bus stop and shelter. Shortly after, traffic signals were installed, all in front of our house. Cars stopping and starting at the intersection generates a significant increase in both noise and smog. We somehow coped with this by opening our windows only in the late evening or night. We did not move outside of our community because we felt too deep rooted within the neighbourhood.
Now when we are far too old to even think of relocating our lives elsewhere into strange surroundings, here comes the proposal of developing a McDonald’s drive through restaurant open 24 hours every day. This would be happening a mere six meters from our property line. Here would be the end of airing our house even at night and we cannot even imagine the noise and smog pollution 24 hours every day. We have found, that just about all people in our community are alarmed with McDonald’s proposition. This type of restaurant would serve greatly people outside of our community. Our close shopping plaza with its businesses services our community for which we are thankful. Actually we do not know what else this will add to our worries about the rest of our lives. Please look into our concerns.
